·                    Realtors® in the U.S. work through a cooperative multiple listing service.  You can choose the Realtor® you like and that Realtor® can represent you when viewing and purchasing all properties listed for sale, all properties for sale by owner and not formally listed, and all properties being sold by a developer which are new or preconstruction properties.

WHAT IS THE COST TO YOU FOR A REALTOR´S® SERVICE?

·                    NOTHING.  Sellers and Contractors consider the sales commission paid to Realtors® a "cost of doing business".  The commission paid does not affect what you pay for a property. 

·                    If you have had a pleasant experience, you can say thanks to your Realtor® by referring your friends and family.  We love referrals!

SO WHERE DO YOU BEGIN?

·                    Contact a Realtor® and tell them what you will be looking for.  Have them send you emails of properties fitting your criteria.  Include whether you want a single family home (pool?) or a condominium, the number of bedrooms and baths required, whether a garage is important, whether you need it to be maintenance free, or a specific area you prefer (close to ocean or golf courses, for example).

·                    Advise your Realtor® when you will be visiting the area to purchase.  It is usually a good idea to get the financing arranged as much as possible prior to your arrival in the States.  Your Realtor® can assist in suggesting Mortgage Brokers who work with International Buyers. 

·                    When you arrive, meet your Realtor as soon as possible.  If you are unfamiliar with the area, he/she can give you a tour or direct you on a driving tour of the area.  Discuss what areas you like and then set up an appointment to view homes in those areas.

·                    When you find the right property, make a written offer to the Sellers through your Realtor®.  He/She will handle the negotiations to arrive at an amicable agreement between both you and the Seller.

·                    This is where your Realtor really becomes of value to you!  He/She will now assist you with every step of the process to purchase your home.  He/She is knowledgeable of things you should be made aware of, things you should do prior to closing, and how to make things go smoothly and pleasurably.
